Why we are not just a rental service
Property management done right is about building relationships. In the business of manageing property I must "close the sale with integrety" with a prospective tenant, which often requires, among other things, that Iam very familiar with the property thus confidence in the ability to overcome reasonable objections often on the spot. This ability is the beginning in establishing a trust relationship which progresses as we go through the screening process and a detailed review of the rental/lease contract which establishes the clear parameters and expectancies of the tenancy going forward. I do not know how one would create a sucessful tenancy effectively (as in as problem free as possible) without the ability to do the follow through which most certainly will be required of the tenant. A rental service that simply takes a fee for signing up a tenant can provide none of the above.
First time income property buyers are often only focused on buying an investment to sometime later realize they are now in the business of providing housing which has a maze of laws, obligations, time committment, liabilities and expense that they were not prepared to take on. For this investor a good property manager is the best, most cost effective solution for any size of rental property.
